After years of planning, Renaissance Ridge, now called Crawfords Place, is officially underway—something anyone traveling along Rt. 151 in Nelson, just north of Nellysford, can already see. Infrastructure construction is now in progress and is expected to be completed by late summer or early fall. Home construction is set to begin in the fall of 2026, with the first homes anticipated to be available for purchase in early 2027.
In construction—especially with phased projects—builders are often cautious about sharing details until plans are fully finalized. This project, in particular, has experienced its share of delays, so offering specific timelines risks setting unrealistic expectations. The same applies to product and pricing: what types of homes will be built and at what cost are still being determined. At this stage, the details simply aren’t firm enough to share—but more information will come as plans solidify.
Commitment to WORKFORCE Housing
What we can share is that the project team is committed to ensuring a significant portion of these homes are affordable for families who live or work in Nelson and have not yet had the opportunity to purchase a home. The nonprofit team will work to coordinate multiple funding sources, offering prospective buyers a range of options to help reduce costs. These may include:
Downpayment loans or grants
Assistance with closing costs
Forgivable and/or deferred second mortgages
Lower interest rates on mortgages through Virginia Housing’s SPARC program
Our nonprofit team has decades of experience in helping families achieve their homebuying dreams and are in place now to help your family. The details will vary for each family, but the following serve as general guidelines:
Income Qualification - Each family that would like to be considered for assistance with purchasing a unit must meet the income qualification of being under 120% AMI for Nelson County.
Credit Score - Each family will need to have a credit score of at least 640 although that may depend on the funding source.
Debt-to-Income Ratio - This can vary, but a helpful guideline is a debt-to-income ratio of 30–40%. In other words, your total monthly debt—such as credit cards, car payments, and student loans—should not exceed 30–40% of your gross income.
